This 3 bed semi needed some investment and has certainly been transformed. Sycamore were contracted to extend the rear, add a utility and upgrade the kitchen. At that time, little did we know our clients would also ask us to add a downstairs shower room, a front porch and convert the attic while we’re at it!!
But the best decision was to deck their steep garden from the extension into the beautiful trees behind. It really feels like a tree house now. We used composite decking here to ensure it lasts.
The rear extension has a pitched roof with 4 Velux roof lights. It features beautiful corner glazing to maximise the view of the trees, with an alu-clad 2 part slider and large fixed side pane.
We reconfigured the hall to kitchen area and added a utility and shower room under the stairs. A glazed internal door here & new utility room window help the light in this central, hard-working area.
A lot of remedial plastering and sub-floor work was done to the floors, walls & ceilings downstairs to ensure a fine finish throughout. The beautiful 900×900 porcelain tiles pulling it all together.
To allow for the kitchen work space and to improve furniture arrangement in the front living room, it was decided to block up the double doors between kitchen & living room. This means the separate living room is more grown up and the kitchen works a lot harder. The kitchen was supplied & fitted by Jonathan Williams Kitchens.
To the front Sycamore added a 2sqm externally insulated, timber frame porch with a hip roof, finished in natural slate. The new Ultra Tech front door & side screens are by Munster.
Finally we converted the existing attic space with single winder stairs access from the box room up to a landing and own door. To ensure it is peaceful and cosy we used spray foam insulation to the rafters, leaving valuable eaves storage with hatch access. For light 2 large roof lights brighten the main space and a smaller one was added over the new stair well.
What a treat to help our clients realise their home’s full potential in one go. Wishing them many more years enjoying their welcoming home.
